Bankruptcy/Drive-By Inspection:
This inspection provides the current condition of the property, the occupancy status and if there are any existing or potential conditions that could impact the value of the premises per investor/insurer guidelines and/or client instruction. We will NOT CONTACT the mortgagor, property occupant or third parties occupants of the property when completing this type of inspection. If the property appears to be vacant, we will attempt to verify the vacancy status with a neighbor or tradesman.
Borrower/Collections/Personal Interview Inspection:
The main purpose of this type of assignment is to make direct contact with the borrower and obtain the reason for the delinquency, date of last payment, payment proposal and current phone numbers where the borrower can be reached. The property condition and descriptions will also be provided. If the borrower is unavailable at the time of inspection, a call back card will be left at the property. Upon request, the interview can be completed at the mailing address if different from the property address. However, the property condition will not be provided if the interview is completed at the mailing address.
Construction Status/Compliance Inspection:
The primary purpose of this inspection is to determine if the repairs, or improvements, required to bring the mortgaged property into compliance have been completed in a good and workmanlike manner, so that the funds in escrow can be released.
Delinquent Field Report/One Contact Attempt Inspection:
Contact inspections are generally ordered by mortgage servicers and lenders when contact must be attempted with the borrower. One attempt is made to contact the mortgagor during a visual exterior inspection for occupancy verification per investor/insurer guidelines and/or client instruction with property description, no interior access available. Message will be provided to mortgagor to contact the processor at Client's facility at a specified phone number and extension.
Delinquent Field Report/Two Contact Attempt Inspection:
Contact inspections are generally ordered by mortgage servicers and lenders when contact must be attempted with the borrower. Up to two attempts are made to contact the mortgagor during a visual exterior inspection for occupancy verification per investor/insurer guidelines and/or client instruction with property description, no interior access available. Message will be provided to mortgagor to contact the processor at Client's facility at a specified phone number and extension. Average inspection completion is 10 to 14 business days for the first contact attempt, with the second contact attempt to follow within 48 hours. Occupied inspection results are submitted within 15 days of inspection completion; vacant inspection results are submitted within 24 to 48 hours of inspection completion. Completion time frames may be greater for rural and regional areas. Rush inspection services are available on a 24 to 48 hour basis.
Fannie Mae Form # 30:
This inspection provides the latest property and area conditions and any conditions that could potentially affect the value or marketability of the property. This inspection provides the needed property information obtained from a physical inspection for completion of the Fannie Mae Form # 30.
Flood/Hazard/Earthquake/Fire/Disaster Inspection
Visual exterior inspection to determine whether the property has sustained visible damage due to flood or other natural disaster, no interior access available.
FNMA Form 30 Property Inspection:
For Federal National Mortgage Association (FNMA) loans, as designated by Client, Contractor, when requested, shall visually inspect residential properties in accordance with the then current inspection requirements of the Federal National Mortgage Association (FNMA). Photographs may be provided with the inspection result if required by the applicable Regulations.
Foreclosure Inspection:
This inspection provides the current condition of the property, the occupancy status and if there are any existing or potential conditions that could impact the value of the premises. Any regulatory requirements regarding the frequency of inspections for the loan type, unless otherwise instructed, will be followed. An attempt will be made to identify the occupants of the property and, when possible, provide the first and last names of all adult occupants. Identification of the occupants is not guaranteed for this inspection type. If the property appears to be vacant, we will attempt to verify the vacancy status with a neighbor or tradesman. The standard completion objective is dictated by the regulatory requirements for the loan type.
Home Improvement Inspections:
The primary purpose of this inspection is to determine if the repairs, or improvements, required to bring the mortgaged property into compliance have been completed in a good and workmanlike manner, so that the funds in escrow can be released.
Initial Property Inspection:
Visual exterior inspection for occupancy verification per investor/insurer guidelines and/or client instruction with property description, no interior access available.
Insurance Loss Draft Inspection:
This inspection provides the inspector's opinion of the approximate percentage
of repairs completed based on the type and dollar amount of damage.
For residential properties subject to hazard or casualty insurance claims or where repairs and/or rehabilitation work is being performed, We will contact the occupant within 24 to 48 hours of receipt of the order for an appointment to inspect the property as directed by client and attempt to determine either (1) the extend of any damage to such property, or (2) the extent, nature, and quality of repairs made to such property, and interview the occupant identified by Client instruction to determine satisfaction with such repairs. The Inspection of all restoration work shall be according to the work scope as provided by Client to determine percentage of work completed, if any. If no scope of work is provided then the inspection will include statements by the contractor performing the rehabilitation work, the occupant, and the inspector performing the Insurance Loss Inspection. An executed waiver of lien by mortgagor or contractor may be obtained upon Client request.
Legal Investigation Inspection
The main purpose of this inspection is to provide the names of all occupants of the property and the location of the owner, if not residing at the property. Every effort is made to locate and contact the owner of the property, and each attempt is clearly documented for legal reference.
Mobile/Manufactured Home Inspection:
Visual exterior inspection for occupancy verification per investor/insurer guidelines and/or client instruction with property description, no interior access available. Attempt to identify the VIN number available upon request.
Occupancy (Verify) Determination Inspection - Field Inspection:
The primary purpose of this inspection is to determine whom, if anybody is occupying the property. The full names, contact phone numbers, any rental information (if applicable), agent or property manager information and the number of units will be provided, if it can be determined at the time of inspection (could be for eviction proceedings), no interior access. The property condition and any existing or potential conditions that could effect the value of the premises will also be provided.
Photographs:
Provide from one to as many photos that may be required by client. I take digal photos that can be sent by email, internet, or can print them and send attached to the inspection form.
Property Inspection Reports:
This inspection provides the current condition of the property, the occupancy/vacancy status and if there are any existing or potential conditions that could impact the value of the premises. We will NOT CONTACT the occupants of the property when completing this type of inspection. If the property appears to be vacant, we will attempt to verify the vacancy status with a neighbor or tradesman.
Property Inspection-Monthly/Weekly:
Visual exterior inspection for occupancy verification per investor/insurer guidelines and/or client instruction with property description, no interior access available.
Rush Inspection:
Provide any type of inspection on a RUSH basis - 24 Hour - 48 Hour - 72 Hour - 5 Days. Results can be sent by calling, fax, e-mail, or internet.
Sale Date Inspection:
Visual exterior inspection for occupancy performed on the foreclosure sale date as provided by client. Communications with third parties are limited to inquiring about the name of the property occupant. Inspector visits property the day of the scheduled sale. At that time the inspector reports on occupancy and property condition. If occupied, we attempt to determine names of all occupants.
Vacant (Walk-Through) Inspection:
Once a property has been vacated and property has been secured with a provided keys for entry well do a walk through of the interior of property to make sure property is secured, maintained, and report any damages.
